Typicall, long term commercial mortgages are conventional loans for income producing property or owner occupied commercial real estate. Our commercial mortgage bank originates loans which are CMBS.

Below we have put a short matrix together to outline our parameters on our long term commercial mortgages. These are conventional long term loans. Our niche is 100k to 5 million. We can certainly handle larger deals, with really no limit but these are handled with our private banking institutions as well as private money and Wall Street.

  • Property types: mixed use, retail, office, warehouse, automotive, light industrial, day care, dry cleaners, vocational schools, convenience stores (no fuel) and more. Call for others.
  • Amortization periods: 30 year
  • Wide variety of ARM's and Full-Term Fixed rates

PLATINUM LOAN PROGRAMS

  • Rates that rival local banks on a national level
  • Full Doc and Stated Income programs
  • Loan amounts up to $3MM
  • Income producing properties only
  • Underwritten based on DSCR of property (except in owner user scenarios)
  • Minimum FICO score: 600
  • Property types: multifamily (5+), mixed-use, retail, office, warehouse, industrial. Call for others.
  • All loans based on 30 year amortization period
  • Submission Package needed for Pre-Approval:
    - 1003
    - Tri Merge Credit Report (no older than 30 days)
    - 2-yrs Personal and Business Taxes (Full-Doc Only)
    - Most Current Two Years Operating Statements for Subject Property
    - Current Rent Roll for Subject Property
    - Subject Property Leases
    - If Applicable, Articles of Incorporation / Organization
    - If Applicable, Purchase Agreement, All Amendments and Counteroffers   

STANDARD STATED INCOME STATED ASSET PROGRAM (SISA)

  • Pure stated programs driven off FICO scores and appraisal
  • No verification of income or assets other than proof of funds to close on a purchase
  • Up to 85% LTV, 90% CLTV's
  • Loan amounts up to $1MM
  • Minimum FICO score: 575
  • Property types: multi family (5+), mixed use, retail, office, warehouse, automotive, light industrial, bed & breakfast, self storage, bar/restaurant, day care, mobile home park and more. Call for others
  • Amortization periods: 15, 20, 25 and 30 year
  • Wide variety of ARM's and Full-Term Fixed rates
  • Submission Package needed for Pre-Approval:
    - 1003
    - Tri-Merge credit report
    - Current Rent Roll for Subject Property

STANDARD FULL DOCUMENTATION PROGRAM

  • Underwritten based on cash flow from property and/or the strength of the borrower
  • Up to 90% LTV, 95% CLTV's
  • Loan amounts up to $1.5MM
  • Minimum FICO score: 580
  • Property types: multi family (5+), mixed use, retail, office, warehouse, light industrial, bed & breakfast, self storage, mobile home park and more. (Call for others)
  • Amortization periods: 15, 20 and 30 year
  • Adjustable arms and fixed rates
